What's it like to be a Commercial Property Manager?
Commercial Property Managers are responsible for overseeing and handling the day-to-day operations of commercial properties, such as office buildings, shopping centres or industrial spaces. They manage relationships with tenants, organise maintenance and repair works, handle rent collection and budgeting, as well as adhering to property laws and regulations. Typical industries that require Commercial Property Managers include real estate, retail and corporate sectors. In their work, they must strike a balance between maintaining the property, ensuring the satisfaction of the tenants and meeting the financial goals of property owners.
Tasks and duties
- Managing all aspects of commercial properties including operations, maintenance and tenant relations.
- Negotiating leases and renewals with tenants to ensure optimal occupancy rates.
- Performing regular inspections of properties to assess condition and comply with health and safety regulations.
- Communicating effectively with tenants, addressing their concerns and resolving any issues.
- Developing and implementing marketing strategies to attract new tenants.
- Setting, collecting and adjusting rental rates as necessary, to attract tenants and generate revenue.
- Working with maintenance staff or contractors to ensure properties are kept in good condition.
