What's it like to be a Real Estate Agent?
A Real Estate Agent (Māngai Hoko Whare/Whenua) helps people in the process of buying and selling residential and commercial property. They market the property, liaise with the sellers (vendors) and potential buyers, run open homes and private viewings, and organise sale and purchase agreements. Real Estate Agents are based in offices but may spend some of their time visiting properties and meeting vendors and buyers. They will often be required to work weekends and evenings, in addition to regular business hours. Real Estate Agent salaries are typically commission-based.
Tasks and duties
- Seeking out prospective vendors and identifying potential buyers.
- Promoting sales of properties through brochures, open houses, print and online listings.
- Presenting properties and accompanying prospective buyers during property inspections.
- Writing vendor reports, appraising properties, preparing contracts and documents, negotiating terms between buyers and sellers and facilitating settlements.
- Advising clients on market conditions, prices, mortgages, legal requirements and related matters, such as construction work, financing, maintenance, repairs, and appraisals.
How to become a Real Estate Agent
To become a Real Estate Agent, you first need the relevant certificates and licenses to become a Real Estate Salesperson. After three years of experience as a Salesperson you can become a Real Estate Agent.

Get started by completing a New Zealand Certificate in Real Estate (Salesperson) (Level 4) through a polytechnic or equivalent provider. This certificate takes up to six months to complete.

To legally work as a Real Estate Salesperson in New Zealand you’ll need a salesperson’s license from the Real Estate Authority (REA).
- 3.
Get at least three years of on-the-job experience as a Real Estate Salesperson.
- 4.
Complete a New Zealand Diploma in Business (Level 6) from a university or polytechnic. This takes about one year of full-time study.
- 5.
To legally work as a Real Estate Agent, apply for an agent’s license from REA. This needs to be renewed every year.
